Kotātā Heights has and will work with any reputable building company of your choice. Some of the quality homes already seen in the existing stages have been built by local companies such as Classic Builders, Jennian Homes Northland, Signature Homes, and others.
The covenants require Developer Approval of your plan prior to building. This is a straightforward process where we simply check that the plan meets the requirements of the covenants. In most cases, the building company will take care of this for you.
This can depend upon the builder, but as a guide, allow 2-3 months for planning and 4-6 months to build, depending on the size of the project.
Yes, all new homes will include connections to services.
House and land packages are negotiated with the building company. Your builder can help facilitate the land purchase with Kotātā Heights.
With the extensive list of sections available at Kotātā Heights, changing a design, moving to another section or even undertaking a design and build is all achievable. Check with your chosen builder for advice on plan flexibility. Once you have an idea of the home you want to build, we recommend you ask your building company to contact us and ‘reserve’ the section for you for a short time so you can firm up your plans and budget while not losing the section availability to another purchaser.
We recommend that you work with a reputable building company with a proven track record. Ask them about their Master Build contract and Defects Warranty period and any other warranty or guarantee provided by their brand.
You can purchase a section directly from Kotātā Heights and then take your time choosing a building partner. The covenants do require you to commence building within 6 months of purchase unless there are special circumstances that make this unrealistic.
Buying a house and land package gives you the complete project price. This makes it easier to arrange finance, with most banks requiring a total budget before lending on a land purchase. A house and land package gives you the peace of mind of knowing the contract build price before you commit to the project.
Most people prefer to work with a builder before committing to and purchasing a section so that they have confidence that their planned home will fit on the site, and be within their budget.
Whangārei has one of the lowest rates per property in New Zealand, with the rating being on the land value only (excluding improvements). The current rates for any property can be searched in the Whangarei District Council Rates Database.
The covenants have been designed to encourage a community where properties are new, well maintained and well-presented. A minimum standard of quality, new building products are required and completion of paving and landscaping within a reasonable time. Properties in Stage 3 and Stage 4 are not to be rented for the first three years of ownership, to encourage a community of owner-occupiers.
As with all covenants, the developers will consider individual circumstances if the timeframes become unrealistic for personal or family reasons. Kotātā Heights covenants are specifically chosen to protect your investment while allowing you the freedom to build your dream home. Always have your lawyer read and explain these to you.
