The covenants require building to commence within 6 months of purchase, then complete building within the following 6 months and driveways, crossings and landscaping within a further 6 months. This is 18 months from purchase to completion.
As with all covenants, the developers will consider individual circumstances if the timeframes become unrealistic for personal or family reasons. The covenants are designed to ensure sections are not ‘land banked’ which can lead to vacant and unkept properties and detract from the sense of community envisioned for the subdivision.
All sections are supplied with services to the section boundary. This includes water, power, fibre and sewerage.
Further subdivision on your new section is a matter for the council and will depend upon District Plan rules. However, as the lots have already been subdivided in a manner that meets engineering and geotechnical restrictions, further subdivision would in all likelihood be difficult.
You can purchase a section directly from Kotātā Heights and then take your time choosing a building partner. The covenants do require you to commence building within 6 months of purchase unless there are special circumstances that make this unrealistic.
